Property Expenses - All expenses related to your property including insurance, property taxes, maintenance and utility invoices are reviewed and authorized prior to being paid.

Preventative Maintenance - Inspection of properties are performed to ensure proper care and maintenance. RPM will initiate the correction of all maintenance issues and will notify you of major maintenance items and upon your authorization, corrective work is scheduled to avoid future costly repairs.

RPM Services specializes in the management of luxury condominiums and planned communities in Tamarindo. Our management team will ensure that common property will be carefully and professionally maintained.

RPM provides a full range of management services for residential associations of all types and sizes. We simplify the job of managing your association with full or part-time support to oversee operations and maintenance of common facilities.

RPM assures consistent, on-time, quality inspections. We will cost effectively reduce your headaches to smiles and leave you to the more important business of enjoying your association!

RPM will create a schedule for regular inspection to meet the special needs of both the association and individual residents. RPM will address problems and repairs promptly. Any major repairs will be brought to the association with recommendations.

Preventative maintenance programs are established for the association with scheduled repairs and services. This will keep equipment in good working order and reduce major replacements and costly repair bills

Working closely with, and under direction of the Association, RPM adapts its services to meet your needs. Your choice for a management company should be based upon experience, knowledge, quality of services, and reputation.

RPM your superior management service provider for Tamarindo - Costa Rica4. Individual Property Services

RPM Services monthly management fee varies depending on the property. From $75 to $200 per month.

Included in this fee are the following:


Maid service: We provide general cleaning to include dusting, polishing, sweeping/moping, window washing, and laundry service. Maid service is provided whether the property is occupied or not. Normally this service is offered weekly, but for larger properties, or upon request, we offer anything from 3 days a week to daily maid service.

Weekly property inspections: Walk through to inspect and test all plumbing, electrical, and general conditions and cleanliness of the property. Replace light bulbs or any plumbing or electrical components found to be defective or inoperable as per work orders supplied by weekly maids. Charges for replacement or repair will be outlined in quarterly P&L Statements.

Quarterly P&L Statements: Easy to read QuickBooks Pro P&L statements with line item explanations as needed. The P&L will be emailed or sent by fax or regular mail quarterly.

Project/Contract Administration: RPM will provide contracting and supervision of work to be performed on your property at your request or with your permission. RPM will solicit bids, negotiate with suppliers and contract with providers as needed to maintain or enhance the condo as needed.

Bill Paying: Pay all utilities, cable, phone, electric, water, garbage, property taxes, insurance and any other incurred expenses from funds supplied by owner or generated through rentals. Copies of all receipts will be kept on file and itemized in quarterly P&L statements.

Representation at Condominium Association Annual Assembly:
Attend and vote, as instructed, on issues brought to the floor of annual assemble. In Costa Rica this requires a Special Power of Attorney.

Pool Maintenance: Pool cleaning - Chemical balancing $25-$100/ month (depending on size of pool)
• Pool Chemicals
• Pool Equipment
Pump seals & gaskets replaced, pool tools replaced All repairs, parts/labor for repairs are billed separately and as needed

Landscape Maintenance Labor: Villas run $75/month. Casas $150-$250 approximately. Watering and care of all indoor and outdoor gardens. Includes fertilizing plants as needed, as well as spraying for insects or disease.

Utilities: Gas, water and electric are billed on a consumption basis

Preventive Maintenance: $50 - $100/per unit a year

Items that frequently need maintenance, repair or replacement: A/C units - Serviced and filters cleaned at least every 6 months. Deep Cleaning of exterior and gutters Pressure washing walls and all concrete areas. Due to the tropical climate many items rust and mold at an accelerated rate.

This in not a complete list, by any means, every home has its special needs. RPM works area contractors and service companies to insure that all bases are covered.
